As a professional and experienced property management agency, we're always be asked by landlords that —— “What is the rental rate of my property?" or " What is the highest rental rates may I get?"

Here we listed top 5 factors to figure out what may affect rental price of your property:

  • Location

Location is the most "drive" to your rental rate. Popular and highly desirable suburb, E.g. CBD or CBD nearby which can make the rental higher due to the higher demand. Or if your rental property is located in the famous school zones, may attract the higher rental as well.

  • Condition

The property with the better condition and well maintain may be more attractive for the better tenants, which also means the higher rental rate.

  • Appliances/Facilities

Obviously, properties with the good appliances and facilities will be able to command a greater rental rate. If your property has upgraded facilities but other properties do not, you deserve the higher rental income than others.


  • Numbers of the bedrooms/ Space

The rental rates may also depends on the numbers of the bedrooms, the more bedrooms lead the higher rental rates. Literally a one bedroom apartment / house will lease for less than a 2 bedroom one under same conditions.

  • Pets allowed

Allowing pets on your rental property is being able to charge a higher rent. Just be sure to speak to our property manager about how you can keep your property secure from pet-related damages in the tenancy agreement.

  • 面积

一般来说,较大面积或者较多卧室的物业的租金更高。比如,在同等条件下,一卧室公寓/房子相对于两卧室的房子来说,租金价格低一些。

  • 是否可宠
